House prices in Waterford City rose sharply over the past year, according to the latest Real Estate Alliance Average House Price Index. The average cost of a second-hand three-bedroom semi-detached home in the city reached €345,000 in 2025, representing a 10.6 per cent increase from €312,000 at the end of 2024.
Across County Waterford, house prices have also risen steeply. The average price of a three-bedroom semi-detached home now stands at €295,000, reflecting a year-on-year increase of 10.7 per cent. The market remains fast-moving, with homes reaching sale agreed in as little as five weeks in the city and around eight weeks countywide.
